C. Burr Artz Library

 

JMT provided construction management, inspection and professional support services for the extensive 29,000 s.f. renovation and 36,000 s.f. two-story expansion of the existing C. Burr Artz Library in historic downtown Frederick, Maryland.  The new building consists of a steel structure with brick exterior and features large vaulted metal roofs supported by exposed laminated heavy-timber trusses as well as a suspended spiral staircase in the main lobby.  A highly specialized HVAC system manages rigid air conditioning requirements of the library’s Maryland Room, which houses important State artifacts and controls humidity levels throughout the remainder of the library, where special care of the printed media is required. 

  • Extensive sitework including stone columns for subgrade stabilization, 3500 c.y. of structural fill, and brick paved entrance driveway with brick and concrete paved sidewalks. 
  • Performed constructability review of the project documents

  • The Construction Manager worked with library staff in coordinating closing and the starting time of new library operations
  • Daily construction documentation included the use of Primavera® Expedition® contract control software and SureTrak® scheduling software.
  • Every aspect of monitoring the project - from schedule, submittals, costs, issues, photographs, change orders, RFI’s, claims and other issues - was managed and reported on a monthly basis.
  • JMT provided closeout services including tracking the punch list and move-in schedule, final claims negotiation and acted as the liaison between the contractor, owner and ultimate user.
