UMMS Weinberg Building Fit-Out

JMT provided full construction project management services
during the fit-out of the upper three floors of a downtown
hospital.
When the seven-story Harry and Jeanette Weinberg Building was
constructed as part of the University of Maryland Medical System,
the upper three floors initially were left vacant to be fit out at
a later date. Once a program was finalized, JMT was brought on to
help manage the project from design to post-occupancy,
including:
- 7th floor, a 29 bed Medical Intensive Care Unit
- 6th floor, a 15 bed Cardio-Thoracic Intensive Care Unit and a
15 bed Telemetry Step-Down Unit
- 5th Floor, a 32 bed Medical/Surgical Acute Care Unit, one of
the largest units in the hospital
JMT managed the design, construction, medical equipment
procurement/installation, and occupancy phases of this
project. During the design phase JMT managed the
Architect/Engineer and the various user groups. Each of these
members had different goals that needed to be understood and
incorporated into the design, managed during construction, and
achieved during occupancy/turnover. A combination of new and
existing medical equipment was also necessary to open and operate
these units. JMT was responsible for managing the purchase of
all new equipment and the coordination of cataloging the existing
equipment that would be relocated. JMT worked with the owner's
procurement staff to monitor the progress and ensure just-in-time
delivery of the equipment. Coordination of infrastructure
requirements was needed during the design and construction
phase.
The occupancy of this project was phased to stagger the opening
of each of the three floors. Both the construction contract
and CM services contract came in on or under budget, and each floor
was completed as scheduled.
